FINDING A PROPERTY
Keep your eyes open for our boards, call into our office, check our website or log onto www.onthemarket.com . The rental market can be very fast moving( ,). If you see a property you like, don’t hang around, book your viewing as soon as possible. Be aware that there may be a number of people looking at the same viewing and remember to phone us on the day of the viewing to confirm you are still going.
TO INITIALLY RESERVE A PROPERTY
Once you have found the property you want, go to our office with your application fee and ID (passport/driving license etc). Either download and complete the application form below or collect one from us. Submit the form and fees detailed below to our office to reserve the property while your application is processed. We do not take multiple applications on a property. By completing the form you are confirming that you accept our agency terms and conditions, detailed on the form.
The Application fees are: £200.00 for the first applicant plus £100.00 for each additional applicant to cover referencing etc. An additional £100.00 is also payable if guarantors are required. All fees are non-refundable. The fee will also include preparation of the tenancy agreement and other documentation. The application will be processed and landlord’s approval obtained. If the move in to the property is scheduled more than 14 days after approval a Holding fee of £200.00 will be required, this will be non-Returnable if you change your mind deducted off the security deposit move in monies.
To move in: 1 month’s rent in advance is required plus a security deposit of 1 ½ months rent which will be held and returned at the end of the tenancy subject to any dilapidations, cleaning or rent arrears. If the landlord agrees to you having a pet, a further £150 per pet will be needed. Once a move in date is agreed, all of the paperwork will be prepared, a draft tenancy agreement and details of the monies needed to move in will be sent to you. If you change the move in date there will be a £30 charge for re-preparing the documents. The Move In money needs to be paid at least 24 hours before your move in date by bank transfer or debit card. We DO NOT accept personal cheques or cash. You will sign the documents and property inventory, as unchecked, you will then have 5 working days to check the property and return a copy to us with any amendments. If you don’t do this, the one signed on move in day will be considered as accurate and binding.
Continuing after the original term
2 months before the end of the tenancy we will contact you and your landlord about renewing the tenancy. If both parties agree, new tenancy documents will be drawn up and arrangement made for signatures. There is a renewal fee, currently £90 inclusive of VAT. If you do not respond about renewing we will remarket and start showing new tenants around the property one month before your move out date.
A tenancy is for a fixed period of time. If you need to vacate early, you will be responsible for paying the rent for the whole period that you committed to. Under certain circumstances we can re-offer the property and find a new tenant. However you will be responsible for the rent until the new tenant has moved in and the landlords re-letting fees (Minimum of £325 +VAT)
At least 2 weeks before you are due to move out you need to contact us to arrange how you are going to return the keys. You will be responsible for paying rent until you return ALL sets of keys. Once we have the keys we will arrange a checkout. You will then be notified of any problems that we have found. Remember it can be expensive if we have to arrange cleaners, decorators or any repairs which have to be deducted from the deposit. Once deductions, if any, have been agreed we will arrange repayment of the deposit by bank transfer usually within 21 days of the figures being agreed
